dnac Project Consultants Inc. applies a unique philosophy whereby our clients maintain absolute control over all aspects of the project. Working hand-in-hand with the design group, and owners' representative, we formulate a team approach in the Project/Design/Construction Management procedures to ensure the project is completed within budget, on time, and to the best workmanship possible.

The methodology we found to best suit our clients requirements to accomplish the above, is as indicated below:

  1. Work with the team to develop Project Requirements, Cost Analysis, Project Budget, Project Schedule and cashflows.
  2. Work with the committees to discuss and assist in detailing the construction approach as it affects their requirements.
  3. Attend all meetings as requested.
  4. Working with the design team we prepare the general conditions of the specifications tailored for each trade to clearly identify their responsibilities to the team, particularly the requirements of the owner.
  5. We tender the work and secure bids in sealed envelopes on a specific day and time. All tender closings are attended by representatives of the owner, design team, and the project manager with each receiving one copy for their records. The project manager then prepares spread sheets evaluating the tenders, reviewing alternatives, extras, deletions, omissions, etc. This is then forwarded to the owner with recommendations from the design team and project manager.
  6. Should changes in the work be required, the project manager would issue a Contemplated Change Notice to the contractors involved. The changes once received, would then be evaluated by the team and/or re-negotiated as necessary, to ensure any extras/credits are reasonable. The contractor's quotation is then forwarded to the owner for approval. No Change Notice would be issued, or work started, without the owners' authorization in writing to proceed. We also confirm that the project manager does not add any markup on contractor's quotations or request additional compensation for processing changes in the work. This is true with respect to soft costs which are a direct pass-through with supporting documentation.
  7. The project manager also works with the local and responsible governing agencies/ministries to assist in obtaining all necessary permits and approvals. No on-site work is started without the necessary permits being in place and posted accordingly.
  8. We prepare all forms and documentation for Progress Claims, changes, Completion Certificates, etc. to maintain consistency for orderly submission to the design team and owner for approval.
  9. The project manager provides experienced and knowledgeable on-site staff to ensure all facets of the work, as designed and specified, are being strictly adhered to. Constant updating of the Project Schedule, Project Budgets, and as-built drawings would be maintained, including detailed reporting to the owner no less than on a bi-weekly basis.
  10. Weekly on-site meetings are held with all contractors and team representatives. All points raised are duly minuted and distributed to all attendees and owner representative.
  11. All project close-out documentation is gathered by the project manager and properly bound. Two copies are given to the owner for their records. The project manager ensures no final payment is released until the contractors satisfy the requirements which also forms part of their contract.
  12. The project manager is committed to make sure the contractors commit their full cooperation, performance and workmanship to the best standards possible. In addition, the project manager also ensures all safety standards are met according to ministry and owner specific requirements.
