“What is the difference between your system and using a General Contractor/Design-Build Contractor?”
Our system does not allow for mark-ups on individual contractor’s quotations. Fees for Project/Construction Management services are also built in to lump-sum costs by General Contractors/Design-Build Contractors, therefore no additional costs to our clients for using our methodology.
“What are the general cost savings on projects using your system over a lump-sum contract with a General Contractor/Design-Build Contractor?”
Our system is solely based on an “open book” methodology with our clients. Individual line- items are tendered using as many local contractors as possible, and our client is constantly aware of individual costs as per the architectural/engineering drawings on hand. Past experience has shown a minimum cost savings of 15% using our professional Project/Design/Construction Management system over a lump-sum contract.
“We are thinking about a new build for investment. When do you generally come into the picture? In other words, at what stage should we think about retaining your services?”
From our past approximate 30 years experience worldwide, our clients experience the BEST performance when we are engaged right from the start. In other words, before any architectural/engineering consultants are retained. Why?? Because we also bring a HUGE benefit to our clients by adding Value Added Engineering through Design Management to the project/development! In addition, our clients find themselves in control due to the preliminary budgets and project schedules which are initially developed and perfected throughout the design/tendering process.
“Is there a definite project time saving using your firm and methodology? After all, “time is money!”
Our experience with clients is YES, there is a definite project time savings using our methodology since all of our projects are “fast tracked” as much as possible! Our clients are kept up to date on a regular basis using comprehensive reporting as to Budget and Project Scheduling.
