Work with the design team to prepare the general conditions of the specifications tailored for each trade to clearly identify their responsibilities to the team.
Work with the team to develop Project Requirements, Cost Analysis, Project Budget, Project Schedule and cash flows.
Work with committees to discuss and assist in detailing construction requirements.
Prepare all forms and documentation for Progress Claims, changes, Completion Certificates, etc. to maintain consistency for orderly submission to the design team and owner for approval.
Hold weekly on-site meetings with all contractors and team representatives. All points raised are duly minuted and distributed to all attendees and owner representative.
Is committed to make sure the contractors commit their full cooperation, performance and workmanship to the best standard possible. In addition, the Project/Construction Manager also ensures all safety standards are met according to the ministry and owner specific requirements.
Will attend all meetings as requested.
Works with the local and responsible governing agencies/ministries to assist in obtaining all necessary permits and approvals. No on-site work is started without the necessary permits being in place and posted accordingly.
Provides experienced and knowledgeable on-site staff to ensure all facets of the work, as designed and specified, are being strictly adhered to. Constant updating of the Project Schedule, Project Budgets, and as-built drawings would be maintained, including detailed reporting to the owner no less than on a bi-weekly basis.
Will, should changes in the work be required, issue a Contemplated Change Notice to the contractors involved. The changes, once received, would then be evaluated by the team and/or re-negotiated as necessary, to ensure that any extras/credits are reasonable. The contractor’s quotation is then forwarded to the owner for approval. No Change Notice would be issued, or work started, without the owner’s authorization in writing to proceed. We also confirm that the Project/Construction Manager does not add any markup on any contractor’s quotations or request additional compensation for processing changes in the work. This is true in respect to soft costs which are a direct pass-through with supporting documentation.
Prepares spreadsheets evaluating the tenders, reviewing alternatives, extras, deletions, omissions, etc. which is then forwarded to the owner with recommendations from the design team and the Project/Construction Manager. This is done once dnac Project Consultants (SK) Inc. tenders the work and secures the bids in sealed envelopes on a specific day and time. All tender closings are attended by representatives of the owner, design team, and the Project/Construction Manager with each receiving one copy for their records.

Will gather all project close-out documentation and properly bind. Two copies are then given to the owner for their records. The Project/Construction Manager ensures no final payment is released until the contractors satisfy the requirements which also forms part of their contract.
